July 2013 Kansas City Real Estate Market Activity

For my office, July was our busiest month so far this year. Overall sales were down, but sales price stayed on the rise and inventory has increased. (We’re really bringing in some great listings for our fall buyers.)

Clay/Ray Counties
Clay/Ray County sales were down for the month by 5.9% from 2012. Units were at 338 versus 359 last year. Year to date, unit sales are up 3.5%, with 2,627 units this year versus 2,538 last year.
The average sales price for the month was up 7.8% from last year, with an average price of $162,987. Year to date, the average price is up 8.8%. The average price is $156,768, versus $144,126 last year.
New listings were up 78 units to 6121 or 14.6% from last year’s 533 units. Inventory is down 4.0% from last year and is running at 2,006 units. Inventory is up 12 units from last month.

Platte County
Platte County sales were down for the month by 3.8% from 2012. Units were at 154 versus 160 last year. Year to date, unit sales are up 7.1%, with 1,156 units this year versus 1,079 last year.
The average sales price for the month was up 20.3% from last year, with an average price of $208,297. Year to date, the average price is up 7.8% from last year. The average price is $201,717 versus $187,105 last year.
New listings in Platte County were up 22 units to 256 or 9.4% from the 234 units last year. Inventory decreased 9.0% from last year and is running at 880 units. Inventory is down 15 units from last month.

Heartland
Sales for the entire Heartland area were at 2,472, down for the month by 6.4%, or 170 units. The average price was up 14.6%, and averaging $197,335. Year to date, sales were up 7.0% or 1,304 units for a total of 19,866 for 2013. The average price for the year is running at $180,730, up 9.4% from 2012’s average of $165,242.

Kansas City Real Estate Statistics for June 2013

We did see a significant drop in sales for June in the Kansas City area. We’re not discouraged since business the last few weeks has probably made up for the lack of sales. From looking at the activity in our office, I’m optimistic about the rest of July holding steady and showing an increase over June. (Where’s that crystal ball?) Anyway, I did highlight the chart this month to show the large increase in average sales price in the Clay County area. And you can see in the details below, the average price throughout the Kansas City area has continued it’s steady climb.

Clay/Ray Counties
Clay/Ray County sales were down for the month by 9.0% from 2012. Units were at 344 versus 378 last year. Year to date, unit sales are up 0.7%, with 2,196 units this year versus 2,180 last year.
The average sales price for the month was up 19.4% from last year, with an average price of $170,194. Year to date, the average price is up 8.4%. The average price is $154,802, versus $142,779 last year.
New listings were up 85 units to 621 or 15.9% from last year’s 536 units. Inventory is down 4.0% from last year and is running at 1,994 units. Inventory is up 7 units from last month.

Platte County
Platte County sales were down for the month by 26.5% from 2012. Units were at 139 versus 189 last year. Year to date, unit sales are up 5.3%, with 968 units this year versus 919 last year.
The average sales price for the month was up 15.2% from last year, with an average price of $228,340. Year to date, the average price is up 5.5% from last year. The average price is $200,269 versus $189,762 last year.
New listings in Platte County were down 8 units to 272 or 2.9% from the 280 units last year. Inventory decreased 8.7% from last year and is running at 895 units. Inventory is up 25 units from last month.

Heartland
Sales for the entire Heartland area were at 2,347, down for the month by 16.7%, or 470 units. The average price was up 6.7%, and averaging $195,999. Year to date, sales were up 4.5% or 714 units for a total of 16,638 for 2013. The average price for the year is running at $176,867, up 7.9% from 2012’s average of $163,845.

We’ve been seeing a few more listings coming on the market, which is a great thing for those buyers that haven’t been able to find ‘the one’. They’ll have a little more to choose from if they leap quickly. I’d also like to point out, from the chart, the steady increase in prices. Not all appraisals are catching up with what a buyer is willing to pay, but it is starting to get better. Overall, the market is strong in the Northland.

Clay/Ray Counties
Clay/Ray County sales were down for the month by 8.9% from 2012. Units were at 357 versus 392 last year. Year to date, unit sales are down 1.8%, with 1,770 units this year versus 1,802 last year. The average sales price for the month was up 4.1% from last year, with an average price of $164,584. Year to date, the average price is up 5.6%. The average price is $150,777, versus $142,828 last year. New listings were up 39 units to 631 or 6.6% from last year’s 592 units. Inventory is down 7.1% from last year and is running at 1,987 units. Inventory is up 45 units from last month.

Platte County
Platte County sales were up for the month by 3.1% from 2012. Units were at 163 versus 158 last year. Year to date, unit sales are up 8.1%, with 788 units this year versus 729 last year. The average sales price for the month was down 4.0% from last year, with an average price of $200,825. Year to date, the average price is up 2.5% from last year. The average price is $191,938 versus $187,353 last year. New listings in Platte County were up 43 units to 284 or 17.8% from the 241 units last year. Inventory decreased 12.0% from last year and is running at 870 units. Inventory is up 31 units from last month.

Heartland
Sales for the entire Heartland area were at 2,688, down for the month by 7.6%, or 221 units. The average price was up 11.8%, and averaging $191,008. Year to date, sales were up 3.9% or 514 units for a total of 13,627 for 2013. The average price for the year is running at $171,784, up 8.3% from 2012’s average of $158,547.

This morning I was reminded of something that I found strange the other day.

Two of my agents were actually having quite a bit of stress about getting the homes under contract that their buyers wanted. Why?? Multiple offers.

What?!? Multiple offers in December? Sure enough. Usually we don’t see very many of these anytime except spring. But, right now, with 3 different agents running into this situation in the last week on 3 different homes…I’d say it’s a strange December Phenomenon.

So, check around, if this is happening in your market I’d like to know. But, I’d also like to remind you if you’re looking at homes right now, you might want to have your agent practice that ‘spring market’ tactic of calling the listing agent and checking to see if there’s anything else going on with it. It’s obviously not time to relax and take your time getting your offer in.

I’ve been talking to everyone about the interesting trend that has developed recently in our market area.

The average sales price right now is sitting at about $180,000 according to Heartland MLS stats, but this information is very misleading. We’ve arrived at this average sales price by doing just that—-taking the average of the sales. This is very misleading, though. If you were a homeseller in the $180,000 price range, you might look at this and think ‘it’s a great time for me to sell because that’s the price of home that’s selling’. But I’m here to give you the ‘REAL’ story.

We’re seeing many, many investors in the market right now. These investors are buying all the $0-30,000 properties they can get their hands on. What they are planning on doing is fixing up these properties and not selling, but renting them out. This is a fantastic time for those investors to get some great deals on homes. And, to sweeten the deal, most of these investment properties can be found in good shape and in areas that are available to renters where the government offers a rent subsidy. Of course, you’re reading this paragraph thinking—-so why isn’t the average sales price $15,000?

Glad you asked…because that’s only half the story.

We’re also seeing a lot of buyers in the upper bracket price ranges around $300,000-$500,000. Now it’s obvious why the numbers seem so skewed, right? The people buying homes are smart, informed and savvy investors and they’re using their knowledge to help them either invest in real estate or purchase a larger home for themselves.

Now, I’m not saying that it’s not a good time of year to put a $180,000 home on the market. It’s definitely a good idea to try and beat the spring traffic…no matter what price range your home falls in. Spring traffic brings more competition resulting in lower prices and longer days on market. All in all, more frustration for the seller. If you’re wanting to sell around springtime, I’d suggest listing the home in January or February to beat the traffic.

Clay, Ray & Platte County housing stats for October:

Clay/Ray CountiesClay/Ray County sales were down for the month, down 43.9% from 2009. Units were at 197 versus 351 last year. The average sales price for the month was down by 1.3% from last year, with an average price of $147,126. Year to date, average sales price is up 4.0%, to $154,479. New listings in Clay/RayCounty were down 92 units to 441, down 17.3% from last year’s 533 units. Inventory increased, up 19.1% from last year and is runningat 2,478 units. Inventory is down 74 units from last month.  Platte CountyPlatte County sales were also down for the month, down 41.7% from 2009. Units were at 81versus 139 last year. The average sales price for the month was up 8.6% from last year, with an average price of $200,064. Year to date, average sales price is up 2.4%, to $195,470. New listings in Platte County were up 6 units to 199, up 3.1%from last year’s 193 units. Inventory increased, up 14.5% from last year and is runningat 1,113 units. Inventory is down 67 unit from last month. Data analyzed from Heartland MLS, courtesy of Better Homes & Gardens Real Estate Kansas City Homes.

The Kansas City Business Journal printed an article today showing the 25 wealthiest zip codes in the Kansas City area and my hometown, Kearney, MO, slipped in at #25.

Joanna jumped into the real estate business in 2000 and never looked back. A glance through her resume would have anyone confused because she’s actually never left the company with which she started. Change in the market and changes in ownership and locations have filled her 13 years in the real estate world. Change is a scary word for some, but Joanna has embraced it with courage and made the decision to not only survive, but to thrive. To break it down Prudential Snook was sold to Prudential Carter-Duffey in 2006, which was sold to Prudential Kansas City in 2009, which then rebranded themselves with a new franchise (Better Homes and Gardens Real Estate) in late 2012. Her personal motto is ‘Consistent Pursuit of Improvement’, which is clear in her dedication to her company, people and local real estate association.
